New Homes and Construction

 

Introduction

There are three main types of home construction companies.  They are Production, Custom and Semi-Custom built homes.  Numerous companies dedicate themselves to building homes.  These firms may be of all sizes and can produce homes of many styles. 

Depending on the customer's tastes, many prefer the reputation and security that a large builder presents. Other buyers prefer the attention that smaller companies provide they customers.

When it comes to building, most customers place large amounts of time, money and heart into their new investment.  In some cases this investment becomes a nightmare.   From time slippages to going over budget, this process is not an easy one.  Be sure to carefully consider your builder.  Make sure that you are comfortable with the contractor and the terms of the agreement.  Do not be afraid to spend follow up as much as possible on the progress of your home. 

When the job is done properly, the home will be built in a way that you want and the amount of time, emotion and money you have invested will result in a comfortable home that you can enjoy for years.

As is the case in finding an existing home, a Realtor may assist you in finding the best deals and show you tricks of the trade which will make this decision a more relaxing one.  As a Real Estate Agent, I have a relationship with many of the home construction companies which you may take advantage of.

 

Production homes

Production builders are companies which produce hundred of homes per year within a given metropolitan area.  Most of the time, there are standardized homes for customers to analyze for design and quality.   Since most of the design is standardized, most of the decisions that have to be made are faster and easier.  The cost of the home should be easier to determine and the length of time should be easier to pinpoint.  In the Central Indiana area, production builders have prices, that go up to $270,000.

Semi-Custom Homes

Semi-custom builders generally have default floor plans, but allow flexability for customers to make changes.  Most people want to be able to personalize their home so that it better fits their desires.  The other plus is that many like to have a starting point with the layout of their home instead of developing one on their own.  Because changes may be made, prices tend to be higher for these types of homes, but may have better resale value when it comes time to sell the home.

 

Custom Homes

Custom builder create unique homes for their customers.  There is not a default floor plan, but they may bring designs and touches to their customers based on past experience.  Most of the starting points in Central Indiana are around $300,000.   Construction time depends on the size of the home, but may take 6 months to complete.
